PROFESSIONAL BACKGROUND

Preston Smith brings 30 years of North Bay real estate experience to Orion Partners, Ltd. He specializes in representing owners and investors in the sale of commercial real estate and leasing industrial, R&D, warehouse and office buildings.

Mr Smith's major impact on the development of the Airport Business Park has been as both a real estate broker and the Director of Marketing with the Airport Business Center. Responsible for the development and implementation of a comprehensive marketing plan, along with leasing and sales of the 426-acre business park, he advised on the design, planning and development of more than 950,000 square feet of commercial, industrial and office buildings. He also consulted and developed management systems for the retained properties and owners associations.

Prior to joining Orion, Mr. Smith was an owner/partner of Juvinall & Nieman, a commercial real estate brokerage. He opened and grew the Marin County office, supervising, hiring staff, enlisting and training agents as well as participating in many sales and leasing transactions. Prior to the sale of Juvinall & Nieman to Grubb & Ellis in 1985, this dynamic company had two offices serving Marin and Sonoma counties, 26 agents, and the major market share of the North Bay commercial business.

The foundation of Mr. Smith's achievement is his understanding of the North Bay real estate market and commercial development, a commitment to his clients and his community, and involvement in a wide variety of local activites and organizations.

EDUCATION

Mr Smith holds a Bachelor of Sciene in Finanace with a minor in Real Estate from Callifornia State University at San Francisco.

Airport Health Club
Sold the 4 acre parcel where they are located and a member of the development team that built and currently operates this dynamic 52,000± acre health club facility at 432 Aviation Blvd.
Alexander Valley Cellars
Negotiated a lease of 17,000sf warehouse of a night air-cooled facility for wine storage at 2064 Gravenstein Highway North, in Sebastopol.
DeAngelis Construction
Sold An 13.5 acre commercial complex with a 55,000 sf commercial building at 2875 Santa Rosa Ave.
Eagle Distribution
Negotiated the acquisition of 1.82 acre and 2.24-acre parcel for their Sonoma County distribution facility at 5463 Skylane Blvd.
Entraco/Icore
Represented the client in a 46,000 sf lease for a manufacturing facility at 2320 Airport Blvd.

Negotiated the acquisition of 2.74 acres for their printing facility consisting of a 34,989 sf building at 424 Aviation Blvd.

Negotiated the acquisition of 5.4 acres for their 83,786 sf Sonoma County distribution facility.

Sold An 8.5 acre commercial complex with a 55,000 sf commercial building at 2875 Santa Rosa Ave.
Pacific Coast Farm Credit Services
Negotiated the acquisition of 2.73 acres for their corporate headquarters of a 22,985 sf building at 200 Concourse Blvd.
Santa Rosa Junior College
Negotiated the acquisition of 10.39 acres for the future development of a regional training facility for police and fire safety at 5670 Skylane Blvd.
Salvation Army
Negotiated the lease of an 11,251 sf retail facility for the re-sale of goods at 18615 Highway 12, Sonoma and a lease of an 8,000 sf retail building at 5701 Redwood Dr, Rohnert Park.
Sonoma County Office of Education
Procured the 6 acre parcel, assisted in the design and construction for a 55,000 sf. single story concrete tilt-up building at 5340 Skylane Blvd. Represented the client in the purchase of 5350 Skylane Blvd., a 4,841 sf office building. Continues to represent SCOE in many of their current real estate requirements.
Thermal Technology
Represented the client in the acquisition of the 2.65-acre parcel for their corporate headquarters at 1911 Airport Blvd.
